Their function is to inspect, review, document, study, and bring before the Board requests for homeowner’s exterior changes or additions to the units or lots, as well as report to the Board on any installed items or alterations done without prior approval of the Board. If any alternations or additions are made without prior approval of the committee, the owner may be subject to a fine or be responsible for removal it will be subject to a fine or removal at the owner’s expense.
Bring before the Board and homeowners at the annual meeting a slate of potential Board members to be elected for the following year. The Committee will have previously conducted interviews and obtained the member’s members' consent to serve. The new Board will elect the officers.
Deal with all landscape issues including obtaining bids for lawn maintenance, commons area maintenance, sprinkler system maintenance, and other required services required. Bids and the Committee's recommendation will be presented to the Board. This committee also works in conjunction with the Architectural Committee. Receive requests by homeowners for repairs and/or the maintenance needs that fall under HOA responsibility, secure bids for the required work, and engage the bidder whom they determine will do the best work for the repairs or maintenance.
Secure appropriate coverage of the best premiums for the Association's coverage, and obtain and file proof of insurance from each homeowner for his/her unit. All homeowners must purchase a Homeowners Policy to cover the exterior and interior of his/her unit and mail a copy of the policy “Declaration” page to 5300 Tazewell Pointe Way, Knoxville, TN 37918, or place drop off a copy into in the black drop box. All the TPHA insurance policies will be reviewed at least annually by the Board in order to ascertain whether the coverage contained in the policies is sufficient to make any necessary replacement or repairs to or replacement ·of the property which may have been damaged or destroyed,
Visit all new owners and provide them with a Homeowner's Guide, information on services, and community functions. Also, they will keep informed of any resident’s needs such as illness or death., so that help may be provided if desired.
All homeowners are encouraged to volunteer or positively respond to requests for their services on any committees or activities. The Association consists of all homeowners, not just Board Members.
